A $10,000 non-refundable deposit will be due from the buyer within 48 hours of the conclusion of the auction with the balance due at the closing. Bidding is not contingent upon inspection or financing. The property will be sold in AS-IS condition. Closing of this transaction will be held within 35 days of the conclusion of the auction at Trademark Title Company in Muncie, IN. The buyer is responsible for paying the taxes due and payable for Spring 2022 and the taxes thereafter. Possession will be handed over within 14 days of the closing. Seller agrees to furnish good and merchantable title to said real estate or an owner's policy of title insurance for the sale price of the said real estate, and agree to execute and deliver a good and sufficient Warranty Deed. Any costs associated with the provision of title of title insurance and title expense will be at the expense of the seller. The buyer will be responsible for any costs associated with obtaining funds to close the transaction. The closing fee charged by the title company will be split 50/50 between the buyer and seller. The seller is motivated but has the right to accept or reject any and all bids. The buyer will be responsible for the survey expense if they so choose to have a survey completed.
