Bidder understands and agrees prior to bidding, that if they are the high bidder, they will enter into a legal, binding contract to purchase according to the purchase agreement that outlines the terms & conditions listed below. A copy of the purchase agreement is viewable prior to bidding.
● BUYER’S PREMIUM: A 10% Buyer’s Premium will be added to the high bid to establish the purchase price.
● SETTLEMENT: $4000.00 deposit is due at close of auction. If buyer fails to close per terms of contract, deposit is non-refundable. Closing must occur on or before TBD
● NO WARRANTIES OR CONTINGENCIES: The property is being sold at public auction without recourse. The property will sell “as is, where is,” with no warranties expressed or implied as to quality, character, condition, improvements, availability of utilities, zoning or environmental or wetland issues. Buyer must rely exclusively on their own pre-auction inspection & judgment. No further inspections are granted after the auction. There are no buyer contingencies. Deposit is non-refundable, except in the case of non-marketable title. Buyer may pursue financing. Contract is not contingent upon obtaining financing or acceptable appraisal. By bidding you agree to waive a 10-day post inspection for lead based paint/hazards.
Auctioneer reserves the right to accept and administer absentee bids on behalf of Buyers who are not present at the auction in a manner that is fair to all parties. The seller and the auction company reserve the right to preclude any person from bidding if there are any questions as to the person’s credentials, fitness, etc.
