Title Offered: Sale of described real property (including all known and unknown improvements) shall be by Quitclaim deed on an "as is,” "where is" basis subject to all encumbrances of any kind whatsoever, including but not limited to: outstanding taxes, any special liens or assessments, comprehensive land use plans, zoning regulations, restrictions, prohibitions, other requirements imposed by any governmental authority, qualifications and matters appearing on the plat or otherwise common to the subdivision, restrictive covenants, public utility or other easements, reservations, and any other private or public party interests of any kind either recorded or unrecorded against the subject property such as private mortgages or judgment liens..

Notwithstanding the “as is” “where is” nature of the title to be conveyed, Seller has paid all outstanding ad valorem and non-ad valorem taxes and assessments which have been assessed prior to title transfer. The previously existing residential structure on the subject property has been removed by seller; however, the concrete pad foundation remains.

Title insurance is not offered and must be privately obtained by buyer post-sale.
