A 15% Buyers Premium will be applied to every lot, except Real Estate. A 3% Buyers Premium
will be appied to the final hammer price of the Real Estate.
REAL ESTATE TERMS & CONDITIONS:
The Real Estate/Home sells with a $9,500.00 (Nine Thousand Five Hundred dollars)deposit due from Buyer to Seller upon acceptance of his/her bid at this auction. This deposit is non-refundable and must be cash or certified check from your financial institution. NO PERSONAL CHECKS WILL BE ACCEPTED. The closing on this Property shall occur within 35 days of the auction. The balance of the purchase price plus 3% Buyers Premium is due via wire transfer to the Title Company on the date of the closing. Upon closing, Seller has agreed to furnish to the Buyer, at Seller's expense, a policy of title insurance and a (Warranty Deed, Trust Deed or Personal Representative Deed) free and clear of any encumbrances, other than easements and other restrictions of record. The sale of the real estate is subject to a purchase agreement satisfactory to Seller and Seller's agent. Seller shall pay real estate property taxes (2020 due and payable 2021) and Buyer shall pay all such taxes due and payable thereafter. The property sells in as is, as found condition with all faults. Prospective Purchasers have the right to inspect the Property prior to the auction, at an open inspection, by setting a time for a private inspection, or the day of the auction. The Property sells with reserve. Statements made the day of auction take precedence over written material.
