The winning bidder will be required to place a $10,000 non-refundable earnest money deposit down on the day of the sale to be held in the auction company's escrow account until the day of the closing. The seller will provide clean and clear title and a general warranty deed to the buyer at the closing of the sale. The closing is to be held no later than 35 days from the day of the auction. The closing fee charged by the title company will be split 50/50 between the buyer and seller. Seller will pay the fall 2021 taxes and the buyer will be responsible for the spring 2022 taxes and all taxes due thereafter.
