Bidding is not contingent upon inspection or financing. Closing of this transaction shall be within 35 days of auction conduction. Seller will pay the taxes due and payable in Fall of 2021 and the buyer is responsible for taxes due and payable for Spring of 2022 and taxes thereafter. Possession at closing with tenant's rights for the 2021 growing crop. The seller is motivated to sell but does reserve the right to accept or reject any and all bids. Property will sell in AS-IS condition. Seller agrees to furnish good and merchantable title to said real estate, or an owners policy of title insurance for the sale price of said real estate and agree to deliver a good and sufficient Warranty Deed. Any costs associated with the provision of title insurance and title search will be at the expense of the seller.
