Listing Terms and Conditions
Terms of the sale are: Land will be sold using the "buyers choice" method. The succesfull high bidder will choose one or more tracts when the auctioneer announces the tract "sold". Bidding will continue until all tracts are sold. The tracts will NOT be re-combined after all individual tracts are sold. A non-refundable deposit of $75,000 per tract is due on the day of auction when the successful bidder will execute a standard real estate contract. Buyers shall provide a bank letter of credit in the amount of the deposit or through prior arrangements suitable to sellers and auctioneer. The remainder of the purchase price is due at closing on or about November 16th 2021. Sellers will pay transfer tax and provide a clear marketable title at closing. Real Estate taxes will be prorated to date of closing. The property is being sold "As is where is". Closing handled by Fred Greder of Benchmark Agribusiness, Mason City. Buyer is responsible to perform their own due diligence in regard to the value, condition, and fitness of the property. Sellers have the right to reject any or all bids. Statements the day of the auction will take precedence over all prior communications, written or oral. Online Bidding This is a Live Auction with Internet, Webcast bidding. Pre-bidding can be placed NOW. The catalog will go Live at 10:30 am Wednesday Jue 23rd. Bidders can follow and bid live at the same time as bids are placed at the live auction. By participating in this auction, you acknowledge that there are inherant potential technical difficulties that may arise during the course of the live auction process. Bidders will hold the auction company, sellers and their associates harmless if bids are not accepted due to technical difficulties, poor internet or any ohter reasons that are out of the auction company's control.
