The successful bidder will enter into a legally binding purchase agreement with 20% earnest deposit in good funds payable to the title company within 24 hours of the close of the auction. Balance due in certified funds on or before June 11, 2021. Title insurance and escrow closing costs will be split equally between seller and buyer. All information deemed reliable but not guaranteed. Schweitzer Auction Service, Scott Jelinek Auctioneer/Realtor-Nebraska Realty Broker is representing the sellers only as their agent. Farms sells subject to seller confirmation.
Landlord Possession will be given at closing. Tenant has farming rights for 2021. Full possession will be given March 1, 2022. Buyer gets all sellers (Landlords) share of income and will be responsible for 2021 Real Estate taxes and any other post-sale farm related expenses, if any. Buyer must have all financing in order. Not subject to financing.
The tenants lease runs until Feb 28, 2022, with notice to be given by Sept 1, 2021 to renew or cancel the existing lease. New owner will pay 1/2 of seed and all inputs including fertilizer, spraying, etc for 2021 and be billed by vendor. Crops are taken to Elmwood, NE elevator after harvest. Crop Insurance is not included, but can be sought out by new land owner (buyer).
