There is a 10% Buyer's Premium being added to the high bid to make up the total sale price for the Buyer. If the buyer uses an agent, the agent will share in the commission and receive 2.5% of the high bid amount. A $ 5,000 Non-refundable deposit must be made auction day to insure settlement. The Buyer has 45 days to settle and is responsible for all settlement costs. Inspections are allowed at the Buyer's expense. The Buyer can put no contingencies on inspection outcome or financing outcome.

The scale house includes several offices a 1/2 bath as well as a lower level used for storage. The warehouse includes much storage upstairs, bay doors on the main level as well as a lunch room and bathroom.
The property has well and septic holding tank. The neighboring property has an underground right of way for waste water run off. Right of way is contained in underground pipe.
