1) A 3% buyer's premium will be added to the high bid, or hammer price, to determine the final purchase price of the property. 2) $50,000, for each tract, due at signing of contract 3) Balance of purchase price due in certified funds at close of escrow. 4) Closing on or before April 1, 2019 5) A boundary survey will be conducted at the buyer(s) expense. 6) Owner's policy of title insurance and escrow company closing fee split 50/50 between buyer and seller. 7) Peimann Title & Escrow, Lyndon will be escrow and closing agent. 8) 2019 property taxes will be pro-rated to date of close based upon 2018 taxes. 9) Property sells in "as-is" condition with absolutely NO contingencies. 10) A 3% buyer-broker commission will be paid to broker with buyer client. 11) Buyer brokers must register at least 48 hours prior to start of auction on form provided by listing broker.
