REAL ESTATE TERMS: NOTE: Owner has the right to reject final bid on Real Estate. DOWN PAYMENT: A 10% down payment. The down payment will be required upon acceptance of bid & applied to the purchase price. The down payment may be made in the form of check and will be applied to purchase price. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. The Balance will be due at closing. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of final bid. (The final bid is subject to the Sellers acceptance or rejection.) EVIDENCE OF TITLE: Seller will provide a clear, marketable title to the purchaser. Seller shall provide an Owners Title Insurance policy in the amount of the purchase price. DEED: Seller shall provide Warranty Deed(s). CLOSING: The balance of the purchase price is due at closing, which will take place in 30+/- days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller.
