Title work, Closing, Deed Preparation, and Escrow services will be provided by
Niebruggie-Reimers & Imbrugia, LLC in Effingham, Illinois at buyer’s expense. Successful buyer must deposit escrow funds with Niebruggie-Reimers & Imbrugia, LLC as required by the Terms & Conditions of the auction. The successful buyer will be required to submit a deposit equal to 10% of the purchase price, including the buyer’s premium with the Escrow Agent (Niebruggie-Reimers & Imbrugia, LLC) by certified funds or wire transfer, and enter into a real estate purchase contract within 24 hours of the close of the auction. The cost of any inspections shall be paid by the buyer. Real estate taxes shall be prorated at the time of closing. Buyer shall be responsible for purchase price, including buyer's premium, and all closing costs.
