Bidders and prospective buyers are encouraged to seek appropriate counsel. 2. Property is offered at auction by Seller with an unpublished reserve, and is contingent upon the successful sale and transaction of both parcels simultaneously. Upon auction close, Seller may, at their sole discretion, accept a high bid for less than their unpublished reserve, or waive the simultaneous contingency and accept an advantageous purchase offer without prior notice to any bidder. 3. Any survey, environmental study, soil analysis or other professional service required for buyer satisfaction shall be performed by buyer at their sole expense. All professional services and inspections must be approved by Seller prior to initiation. Tax or Revenue Stamps shall be paid by Seller, Any Closing Agent fee or charges shall be split between Buyer and Seller equally. 7.
