Listing Terms and Conditions
Real estate auction & offer to purchase terms & conditions: 1. Successful bidder required to sign a standard WB-11 Offer to Purchase within 48 hours of close of auction. The seller will have the right to accept, reject, or counter any and all high bids or offers to purchase and will have 48 hours from the time of buyer signing offer to purchase to make their decision. 2. Earnest money required at time of buyer signing offer to purchase in the amount of $1,000 per parcel. If buyer were to win high bid on each parcel, $2,000 to be paid in total for earnest money. If seller accepts offer to purchase, earnest money will be credited towards purchase price, if not accepted, earnest money will be returned to buyer. 3. Once offer is signed by buyer it may not be rescinded. 4. The property is being sold in "as-is" condition. No warranties or guarantees of any kind are made regarding any aspects of the property. Buyer's to rely solely on their own obtained information regarding the property. 5. If the offer is accepted, closing will take place on or before 45 days following seller signing of offer to purchase at a location selected by seller. Real Estate Taxes will be prorated at the time of closing. 6. A 5% buyer's premium will be added to the high bid price to determine the purchase price on the offer to purchase. Additional auction terms: This auction will be a soft close, meaning any parcel bid on in the last five minutes will extend back to five minutes remaining. Lots start closing at 6:00 PM on Sunday, March 21st. All items are sold "AS IS" and all sales are final.
