The home described below and its contents and appurtenances is being sold at Public Auction on Friday, January 8, 2021, authorized by Weatherstone Village Manufactured Home Community - Lienholder and Innkeeper's Lien for unpaid rent and lien for storage charges. The home is abandoned, no lives in the home.

Minimum Opening Bid:  $1,075.00, * Approximately + Estimated 2020 & 2021 Property Taxes & BMV Title transfer fee,

MUST Be Removed Off Weatherstone Village Premises - High Winning Bidder is Responsible to Move this Home.

TERMS: CASH, Any check payment must be pre-approved with Auctioneer by Tuesday, January 5, 2021, w/full photo ID, (Title to Homes held until after check clears) credit/debit cards w/3% additional process fee. Out-of state checks must be pre-approved by calling the Auctioneer at 219-763-3741 prior to Auction by January 5, 2021. Full payment on auction day. Manufactured Home Sold "As Is, Where Is" no warranties or guarantees, you must rely on your own personal inspection. Not responsible for accidents, injury or items after "SOLD." You, the bidder, are responsible to secure your items you have bid on and won. Announcements made on Auction day take priority over previous publications or electronic communications.

Dress for Weather. Don't flip cigarette butts on street, driveway or ground, only in proper receptacle. Please respect neighbors and not block driveways, mailboxes or pull off street onto their grass-allow wide street access for potential passage of any emergency vehicles.

* Other expenses to be absorbed by the high bidder, buyer -- is the cost with LaPorte County assessor and treasurer for estimated property taxes for 2020/2021 and the transfer of title permit fee. Also, per Weatherstone Village rules, the winning bidder of the home(s) must either;  1) Remove the home(s) off of Weatherstone Village  grounds;  or 2) Be approved by the Weatherstone Village Manufactured Home Community for residency/occupancy. Applications for the approval consideration process to live in the Weatherstone Village are available on-site on Auction day and can be completed on Auction day.  The home is required to be removed within 48 hours after Auction Closing time.  The high bidder/new home owner is required to pay lot rent and any & all other home owner association fees starting effective February 1, 2021.  Moving permit/certificate of insurance to be supplied to the Weatherstone Village Management Office prior to removing or tear down of said home.

Mask Required, Quantity of bidders inspecting inside a manufactured home at same time will be limited & controlled. We follow CDC guidelines and all local/state/federal mandates. Please keep good distance from each other. Even if you are feeling good, but you believe you've possibly been in a Covid or flu exposure setting recently, don't make any Public Auction a spreader event as an asymptomatic carrier, it's better to stay put at home.
