Abbreviated Legal Description of Iowa Tract 2:– Parcel A in the SE1/4 of Section 9, TWP 97N, Range 48W, Sioux County, IA. Subject to all public roadways and easements of record.

Method of sale: Tracts 1 & 2 will be sold with the final bid price x the gross surveyed acres. Tract 3 will be sold in total dollars. Tracts will be sold in the order listed and will not be combined in any way. Auction will be held at the site of Tract 1.
Taxes: The current Real Estate Taxes according to the Sioux County Treasurer are approx. $2,340.57 per year on Tract 1, approx. $806.97 per year on Tract 2 and approx. $58.00 on Tract 3. Seller will pay the 2020 taxes which are due and payable in March and September of 2021.
Possession: Full possession will be on March 1, 2021
Terms: Purchaser(s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before January 14, 2021 when the buyer shall receive a clear and merchantable title to the property.
