Real Estate   4 Acres with 2 Bedroom, 1 Bath Home Located just North of Muldrow, Ok. The home will be sold in as-is, where-is condition.  One of the extra rooms in the home will need repair.  ALL interested buyers of the property are encouraged to conduct a property inspection prior to the auction.  All cost associated with the inspection will be the responsibility of the buyer / bidder who request the inspection.   The property will be sold with a 10% buyer's premium added / included to the final bid total.  The winning bidder will be required to provide a 5,000 dollar deposit the day of auction.  The total of the purchase price including the buyer's premium will be due on or about 30 days from the date of the auction.  This successful purchase of the of Real Estate  is based on the acceptance by the seller of the final highest winning bid.  The closing transaction of the property will take place with a title company agreed upon by the buyer and seller.  The successful purchase of the property at auction will not be contingent upon a buyer requiring or qualifing for financing. The purchase at auction is considered a cash purhase without contingences.  If financing is required by the buyer, all finacing arraingments should be in place prior to the auction.  All Sales of the Real Estate will be final.

Auction Terms and Conditions:  All bidders / buyers are expected to make a reasonable inspection of items before bidding and buying.  Once the item or items are declared sold by the auctioneer, those items become the responsibility of the winning bidder.  Neither the auction company nor the seller will be responsible for any lost, damaged, misplaced, or stolen items.  All items will sell in as is condition.  All items must be paid for the day of auction.  By registering and receiving a bidder's number or bidder's card, that person is stating they agree to all terms and condition of the auction.  All Sales Are Final. 

Payment Terms and Conditions: We accept Cash or Check with Proper and Satisfactory Photo ID.  We also accept Credit or Debit Cards as a form of payment.  All payments made with the use of a Credit or Debit card will have a 4% buyers fee included with the final total of the purchase amount.  Payments made with cash or approved check, the 4% buyers fee will be waived on personal property item purchases only. 

Directions:  From the intersection of Hwy 64 and Hwy 64B go North on Hwy 64B 5.3 miles (Continue Straight at the intersection of Hwy 64B & 1060 Rd.)   to 4728 Rd. (At the Church) Turn West on 4728 Rd. and follow to the auction location.
