The terms and conditions of the sale of each property to be sold at auction shall be governed by the terms of the purchase and sales agreement to be executed by successful bidder at the auction. The following information is presented solely for the purpose of providing a summary of the basic terms and conditions of the auction, for specific information relative to each property the real estate broker should be contacted to obtain copies of the form of purchase and sales agreement.
These properties are being sold in an "AS IS" condition. All properties are selling subject to easements, leasehold interests, mineral and/or oil and gas interests, right-of-ways, and building, use and zoning restrictions, if any. Bidders should inspect property and review all pertinent documents and information available as each bidder is responsible for evaluation of the property and shall not rely upon the Seller, Broker, or Auctioneer.
This is a cash sale. The successful bidders will be REQUIRED to enter into a purchase and sales agreement which will NOT be contingent upon financing.
Multi-parcel bidding method. Tracts will sell as individuals, in combinations, and whole farm to determine the highest total selling price.
Non-refundable down payment due at completion of auction: Tract 1 - $5,000, Tract 2 - $5,000, Tract 3 - $15,000, Tract 4 - $5,000. Online buyers will have until Noon the day after the auction to pay non-refundable down payment.
Balance due on or before August 24. Possession for tracts 1-3 will take place following 2020 harvest. Possession of Tract 4 will be at closing. All statements made day of auction take precedence over all printed material.
