The deposit may be a personal, business check or a cashier's check. The deposit is $10,000 on the day of sale with 2nd deposit to bring up the total deposit equal to 10% of the bid price within 2 business days or sooner of the Seller's acceptance of the bid. Failure to deliver second deposit in the required time will void contract and the original deposit will be considered liquidated damages and will not be refunded. If all deposits are in escrow and you fail to close for any reason other than the seller being unable to transfer clear title.
