No warranty expressed or implied. 2) Sale is contingency free. 3) Purchase is not conditional upon obtaining financing or inspection. 4) Property will be sold free and clear of all liens and encumberances. 5) Seller will provide Title Insurance and Pay seller portion of closing costs. 6) Closing shall be within 60 days of signed contract with Pioneer Title Company. 7) Earnest money of $5,000 will be required day of sale and is non refundable. 8) Final Bid Price at the end of the Auction will determine the Contract price. 9) The minimum dollar value set on each separate property is the opening bid price set by the Seller. 10) The City of Pocatello is the seller on all properties therefore there is no tax information available. 11) No Buyers Premium will be charged on the real estate.
