Terms & Conditions: Property Sells "AS IS" with no warranties. The successful bidder must sign a non-negotiable contract provided by the seller’s attorney immediately after the auction closes. The final bid is subject to seller approval, and the seller reserves the right to withdraw the property from sale at any time before accepting a bid. A 10% non-refundable down payment is due on the day of the auction upon signing the contract. The down payment must be made to the title company escrow account. A 3% buyer’s premium will be added to the purchase price. Buyers must arrange financing in advance, if needed, and be prepared to pay the 10% down payment on auction day. The remaining balance is due at closing, which will occur within 30 days of the auction’s close. Possession of the property will be granted at closing. Real estate taxes will be prorated up to the closing date.
