Buyer Details: Bidder Registration: All potential Buyers must be registered with Hueckman Auction & Sales in order to bid. Existing users can use their current username and password to register. New Bidders will need to register by clicking the “Register to Bid” button within the auction and create a new bidding account. All Bidders must be at least 18 years of age. Bidder Identity: The identity of Bidders is subject to verification by the Auction Company. The Auction Company reserves the right to preclude anyone from bidding, or reject registration and terminate bidding activity if there is any question as to the Bidder’s credentials. Buyer’s Fees: There will be a 5% Buyer’s Fee added to the winning high bid to determine the final purchase price. Seller's Acceptance: This is an absolute auction and will sell to the highest Bidder. Payments: Upon a successfully accepted high bid, Buyer agrees to submit Earnest Money in the amount of $12,500 to the Auction Company. Payment must be received within 5 days of acceptance and in the form of cash, certified check, or personal/company check accompanied by a bank letter of guarantee. Balance of the purchase price shall be paid at or before closing. In the event that the Buyer does not close on the property, their Earnest Money shall not be refunded. In the event that the Seller does not close on the property, Earnest Money will be refunded to the Buyer. Contingencies & Inspections: Contingencies: This auction is a cash sale not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by Bidders at registration prior to bidding. Buyer shall perform any independent inspections with respect to the property as they deem necessary and/or appropriate. All inspections shall be completed before bidding. Closing Details: Closing: Closing to happen within 30 days, unless a different date is agreed upon by Seller, Buyer, and Auction Company. Closing shall take place with assistance from a title company or other qualified entity of Seller’s choice. All closing costs, with the exception of the Seller’s prorated real estate taxes, shall be split 50/50 between the Buyer and Seller. Evidence of Title: Seller shall give evidence of title in the form of an Owner’s Policy to title insurance in the amount of the purchase price on a current ALTA form issued by an insurer licensed to write title insurance in Wisconsin. Deed: Seller shall provide a warranty deed to Buyer at closing. Occupancy: Buyer shall take occupancy of property at the time of closing. NO EXCEPTIONS. Real Estate Taxes: All taxes shall be prorated to the day before closing using the previous year’s tax amount. Easements: Subject to any and all easement of record. Zoning: Property is subject to all state and local zoning ordinances. Acreage: Parcel dimensions and acreages are based on legal descriptions. Auction Details: Auction End Times: Hueckman Auction & Sales online-only auctions are timed events. Our online-only auctions have an auto-extend feature, which means that if there are any bids placed in the final 10 minutes of the item closing, the auction end will be automatically extended 10 minutes from the time the bid was placed. For example, if an auction scheduled to close at 7:00 PM receives a bid at 6:59 PM, the close time will automatically extend to 7:09 PM. The auto-extend feature remains active until no further bids are received within a 10-minute time frame. Auction Company employees and/or the Auction Company may bid on auction items. Auction Company is not responsible for accidents, errors, or omissions and shall be held harmless in the event of communication failures resulting from mobile devices, computers, software, electrical power and related online equipment and services.
