The farm is currently being rented out on a 50/50 crop share basis for the 2024 crop year, this is a one-year contract and the farm will be sold subject to this arrangement.  The Seller will be providing the new buyer with two options for the 2024 crop.

 

Option One – The seller pays their share of the 2024 crop expenses and keeps their share of the crop and the new buyers get possession at the conclusion of the 2024 harvest. (Existing arrangement)

 

Option Two – The Seller furnishes the new buyer with their 2024 share crop expenses and the new buyer re-imburses the Seller for those expenses at closing and accepts the terms of the share crop agreement and then receives their portion of the 2024 crop.  The new buyer would then get possession of the property at closing subject to the current tenant rights.
