Tract 2 is a great 1.64 m/l acres of ground located in the 500 block of 20th street. This would make a great new home site or divide for homes, duplex etc.     
Tract 3 is a large area with 4.52 Acres m/l with access off of Pestalozzi Street and possibly off of Franklin Street. This a large area of ground to build on or develop.

This auction will be in the comfort of the Tell City Depot located at 333 7th Street, Tell City, IN 47586. 

The tracts will be sold using the multi-parcel method. Broker participation will be at the auctioneers discretion.

PROCEDURE:  The real estate will be offered in 3 Tracts. There will be open bidding during the auction as determined by the Auctioneer.  Conduct of the auction and increments of bidding are at the discretion of the auctioneer.  All decisions of the Auctioneer are final.

DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due within 45 days of auction date. The down payment may be in the form of cash, cashier’s check, personal check or corporate check.  Bidding is not conditional upon financing.  Bidders should arrange for financing, if needed, prior to auction.  The down payment is non-refundable.

NO BUYER’S PREMIUM: Dixon & Dixon Auction Service, LLC does not charge a buyer’s premium.

ACCEPTANCE OF BID: Successful bidder(s) will be required to enter into a Purchase Agreement at the auction site immediately following the close of the auction.  The real estate will be selling with an owner reserve.

DEED: Seller shall provide a sufficient deed conveying title to the property.

CLOSING: The balance of the purchase price is due within 45 days of the auction date. Closing to be conducted by an appropriate title company or attorney paid for by the buyer. Seller will pay to prepare the new deed and furnish title opinion only.  All other title work required or requested by buyer or lender will be at the expense of the buyer, such as title insurance, any and all closing cost, etc.

POSSESSION: Buyer will receive possession at closing.  All personal property remaining the day of closing will become that of the new owner.  

REAL ESTATE TAXES: The real estate taxes will be the responsibility of the buyers beginning with the taxes due and payable in Spring of 2025, and thereafter.

ACREAGE: All tract acreages, dimensions, and proposed boundaries outlined on the auction plat and all advertising are approximate and are estimated based on current legal descriptions and/or aerial photos.  Purchaser should make his/her own independent determination of acreage prior to bidding. Dixon’s will be selling property based on what current deeds call for. Dixon’s will not be selling property per acre.
