Real estate auction & offer to purchase terms & conditions: 1. Successful bidder required to sign a standard WB-11 Offer to Purchase within 48 hours of close of auction. This offer to purchase signed by buyer will have no contingencies. The seller will have the right to accept, reject, or counter any and all high bids or offers to purchase and will have 48 hours from the time of buyer signing offer to purchase to make their decision. 2. Earnest money required at time of buyer signing offer to purchase in the amount of $1,000. If seller accepts offer to purchase, earnest money will be credited towards purchase price, if not accepted, earnest money will be returned to buyer. 3. Once offer is signed by buyer it may not be rescinded. 4. The property is being sold in "as-is" condition. No warranties or guarantees of any kind are made regarding any aspects of the property. Buyer's to rely solely on their own obtained information regarding the property. 5. If the offer is accepted, closing will take place on or before 45 days following seller signing of offer to purchase at a location selected by seller. Real Estate Taxes will be prorated at the time of closing. 6. A 5% buyer's premium will be added to the high bid price to determine the purchase price on the offer to purchase.
