Welcome to Clover Hollow Hunting Preserve! This property consists of 127.41 acres of Lehigh County farmland, conveniently located between Allentown and Reading, PA—centrally located between New York City, Philadelphia, Harrisburg, and Wilkes Barre. Along with carefully planned habitat, there is still 50+ acres of tillable ground for seasonal crops and hay. The habitat that has been carefully groomed over the past 38 years has also created a haven for other wildlife, including an outstanding resident whitetail herd. This property has been in the same family for over 3 generations. The present owners have operated the hunting preserve for 38 years, offering seasonal first-class upland game bird hunting. Now, due to health reasons, they have decided they need to sell the property. They are planning to continue the operation through December 30, 2023. Of the farms 127.41 acres, 123.85 acres are enrolled in Farmland Preservations. The remaining 3.56 acres are in Rural Residential district. The property consists of 5 tax parcels of which 4 make up the acreage in Farmland preservations. The property is being sold in ACT 319 with all 5 parcels being included in the tax covenant. The 3.5 acres that are excluded from the Farmland Preservation is where the present club house for the hunting preserve is located and it also includes a large 2 story poultry house which most recently housed the incubators and the breeding flocks. Live birds have not been raised on location for the last few years, so all the outside flyways have been removed. This is a sale of real estate only with a minimum of personal property included. The intellectual property that is currently part of the operation of Clover Hollow Hunting Preserve is available to be purchased if the new buyer(s) is interested in continuing as a hunting preserve. For more information on the present operations of Clover Hollow Hunting Preserve, please go to the special document section on our Tranzon website at www.Tranzon.com/AL101023A.
