AUCTION FORMAT:

  • REAL ESTATE SELLS FIRST: Bidding will be available online and live onsite. Online bidding  will begin September 8, 2023 and run through sale day September 15th end of sale. There will be a 1 hour pause on September 15th from 11 am to noon to connect the webcast. Online bidding will resume at the beginning of the live auction at noon. The farm will sell in 4 tracts. Tract 4: which contains the house and outbuildings on 5 acres will sell first followed by tracts 1-3 selling as high bidder takes choice.
  • PERSONAL PROPERTY: Personal Property will sell immediately following the conclusion of the real estate auction.

REAL ESTATE TERMS: 5% buyers premium will be added to the final bid to arrive at purchase price. 10% down auction day with balance due at closing. Closing will be on or before Oct 18th, 2023. Missouri Land and Farm and  Nitzsche Legacy Trust will not be held responsible for internet failure. Statements Auction Day take precedence over all ads and printed material. Financing is to be obtained prior to bidding.  Sellers have the right to reject or accept final bid. The farm will be sold as is.
