There will be no buyer contingencies offered or accepted for financing, inspections, or appraisals. Buyer and Sellers agree to execute a written purchase agreement within 24 hours of auction closing and to deposit with RE Broker/Auctioneer, a nonrefundable earnest money payment of $10,000.00. The nonrefundable earnest money payment will be made payable to the closing agency, Lyman County Title Company, Kennebec, SD. Buyers who are unable to close because of insufficient funds will be in default and the earnest money will be forfeited. All prospective buyers that have no prior real estate purchase/business history with Dan Clark Auction & Realty, LLC shall be required to submit a letter of credit or proof of funds from an FDIC insured lending institution or financial services company prior to being approved to bid.
