It is our honor to be assisting the Family of Kenneth Howell with the dispersal of his estate.  Mr. Howell was known for his love of music, raising exotic birds, horses, and above all the love he had for his family and serving the Lord.  We will be offering some outstanding items at this auction, mark your calendar for Saturday SEPTEMBER 16th. 2023, the Personal Property Portion will begin at 10am, and Real Estate will be offered at 11am followed by the Tractor, Implements, and the 1960 Chevy Impala.  We have scheduled an Open House Event Sunday September 10th. from 2pm till 4:30pm.  This time is alloted for Inspections of the Real Estate and to allow viewing of the Personal Property Items.  This is going to be an outstanding auction, we look forward to seeing you there.

Real Estate Description w/ Terms & Conditions:  Land 10 acres of great pasture land which also includes one pond.  Almost every evening you will find 10 - 15 deer coming from the nearby woods in to the  backyard feeding and playing.  The home is a Two Bedroom, One Bath home (orginally a mobilehome),  this home has been added on to over the years.  The home does have a fenced backyard with a storage building and older storm shelter.  Just out back from the home you will find a recently built 30ft.x40ft. This outstanding property will be sold in on Saturday September 16th. in AS-IS, WHERE-IS condition at the time of auction.  ALL BIDDERS are encouraged to make any and all home inspections prior to the day of auction.  Any and All Property Inspection Cost will be the responsibility of the requesting party.  The Inspection reports will be for the buyer's informational purpose only and will not have any bearing on the purchase of the property at auction.  This property will be sold without any lender required contingencies.  The purchase of this property will be a Cash Purchase, if lending is required by the buyer, the lending must be in place prior to the auction date.

Auction Terms and Conditions:   All items including the Real Estate will be sold in AS-IS, WHERE-IS condition at the time of auction.  All bidders are expected to make a reasonable inspection of the items they are interested in before bidding.  Once the items are declared sold by the auctioneer, those items become the responsibility of the winning bidder. Neither the seller nor the auction company will be responsible for any lost, damaged, misplaced, or stolen items.  All sales are final, and all items are to be paid for the day of auction.  

Payment Terms and Conditions:  We accept Cash or Check with proper and satisfactory photo ID.  We also accept the use of Credit or Debit Cards as a form of payment.  Payments made with the use of Credit or Debit Cards will be subject to a 4% buyers fee in addition to the invoice total.  Payments made with Cash or Approved Check will have the 4% buyers fee waived on personal property item purchases only.
