Listing Terms and Conditions
Property will be sold on a total dolllar basis
Online bidders must register and submit a bank letter of credit to Spencer Auction Group prior to bid approval.  
Your Bid is not subject to financing. 
Seller will have the right to accept or reject the final bid on the property before 5pm on July 15th.  
If final bid is accepted, buyer will sign a purchase agreement immediately following the auciton and place a 10% non-refundable earnest deposit in Blair Title Trust Account, where it will be held until closing.
Sellers and buyers will split the cost of title insurance 50/50.  Each party will be responsible for normal closing costs associated with closing a real estate transaction.  Closing to be on or before August 15th, 2022.
Full possession upon closing.
