Upon closing, Seller has agreed to furnish to the Buyer, at Seller's expense, a policy of title insurance and a (Warranty Deed, Trust Deed or Personal Representative Deed) free and clear of any encumbrances, other than easements and other restrictions of record. The sale of the real estate is subject to a purchase agreement satisfactory to Seller and Seller's agent. Seller shall pay real estate property taxes (2021 due and payable 2022) and Buyer shall pay all such taxes due and payable thereafter. The property sells in as is, as found condition with all faults.
