Method of Auction
Tract 1 will sell 152.38 acres times the bid
Tract 2 will sell 107.4 acres times the bid.
The tracts will be sold individually and will NOT be combined.

Acceptance of Bids
Online bidders must register at www.spencerauctiongroup.com. Your bid is NOT subject to financing. Sellers have the right to accept or reject the final bid on both Tracts. Buyer of each tract will sign a purchase agreement immediately following the auciton and place a 10% non-refundable earnest deposit on each tract in the Judson Frisk Law Office Trust Account, where it will be held until closing.

Closing
Sellers will provide the buyer of each tract with an updated abstract. Buyer to have a title opinion by an attorney of the buyer's choice. Each party shall be responsible for paying normal closing costs associated with closing a real estate transaction. Closing shall take place on or before January 10th, 2022.
