Real Estate Terms & Conditons

The real estate will be offered in As-Is, Where-is, condition at the time of auction.  All interested parties are encouraged to conduct your own property inspections prior to the auction.  The expense of any property inspection will be the responsiblility of the party requesting the inspection.  The purchase of the property by auction will not be contingent upon any financial requirements.  All interested buyer's should have any and all financing if required in place prior to the auction.  The final bid price will be presented to the seller the day of auction for their acceptance. The purchase of the property at auction will be subject to a 10% buyer's premium added to the final accepted winning bid. The winning bidder will be expected to completed a real estate purchase agreement which has been approved by the Arkansas Real Estate Commission the day of auction and close on the property in approximately 30 days from the date of the auction.  Half of the buyer's premium five(5%) percent will be due day of auction and the remaing five (5%) percent will be due at closing.  The buyer will also be resposible for the buyer's side of closing expense.  The closing of the property will be handled by a licensed Title Company.

Auction Terms & Conditons:  All items will be sold in As-Is, Where-Is, Condition.  All Bidders are expected to make a reasonable inspection of any item they are interested in before bidding.  Once the items are declared sold by the auctioneer, those items become the responsibility of the winning bidder.  Neither the seller nor the auction company will be responsible for any Lost, Damaged, Misplaced, or Stolen Items.  

Payment Terms:  We accept Cash, or Check with Proper and Satifactory Photo ID,  We also accept Credit & Debit Cards as a form of Payment.  Purchases made with the use of a Credit or Debit Card will be subject to a 4% buyers fee added to the purchase price.  Payments made with Cash or Approved Check will have the 4% buyer's fee waived. 

All items are to paid for day of auction.  All sales are final.
